conveyancing solicitors for property transactions

Coast to Coast Legal offers fixed priced conveyancing on residential purchases and sales. Don’t pay more than you need to for quality service!

PEXA-Badge-PNG-FormatUsing the new PEXA platform (optional), we have greater control, flexibility and certainty with your property transaction. Use of PEXA is subject to the other side’s solicitor consenting to use PEXA and currently cannot accommodate transactions where the incoming proprietor is purchasing property as a trustee. Check if your financial institution is transacting on PEXA here.

It doesn’t matter whether you’re looking for a conveyancing lawyer or conveyancing solicitor on the Sunshine Coast, whether Noosa, Maroochydore or Gympie, on the Gold Coast, whether Southport, Robina or Coolangatta, of if you’re in Brisbane, you need not look further than Coast to Coast Legal to handle your conveyancing needs on the purchase or sale of any Queensland property.

We can act as your conveyancer on any Queensland property once we’ve verified your identity in person or you’ve completed the appropriate verification of identity requirements through Australia Post or another approved identification verifier.

Expected Disbursements

If you’re a seller, disbursements* you can expect to have to pay are:

  • agent fees to attend settlement (~$50-$80 depending on location) or the PEXA settlement transaction fee ($107.80 as at 4 August 2016);
  • one title search on your property to verify you are the owner (~$28, unless already conducted by your real estate agent);
  • ASIC corporation search if the property is owned in the name of a company (~$20).

If you’re a purchaser, disbursements* you can expect to have to pay are:

  • title search fees (one on engagement, and one on settlement day if settlement is not processed through PEXA; on rare occasions a third may be required – roughly $28 each);
  • lodgement of settlement notice if required by your incoming mortgagee, and recommended if there’s no outgoing mortgagee (~$52);
  • land tax clearance certificate (~$52);
  • water meter reading (varies depending on local authority);
  • rates search (varies depending on local council);
  • if the property is in a body corporate or scheme, a body corporate information certificate (~$92);
  • other searches as required (several of which are strongly recommended though not mandatory) depending on the area and nature of the property and your individual requirements;
  • stamp duty (ask us or use the stamp duty calculator – if buying as your home or first home, you may be entitled to a stamp duty concession);
  • if you’re buying without finance, the transfer lodgement fee with land titles (varies depending on the price of the purchase – ask us or use the titles fee calculator).

*The costs of disbursements are imposed by third parties and may be subject to change without notice.

Electronic Settlement

Coast to Coast Legal can complete the transaction of your sale or purchase by electronic settlement with PEXA – the new nationwide system for electronic settlements by Property Exchange Australia. Just another example of how our team is ahead of the curve by adopting this new technology.

No Settlement - No Fees

There is no need to worry if the contract is terminated and doesn’t proceed to settlement. You won’t pay any fees* if your property is terminated pursuant to a contract condition. *Costs incurred for searches and other outlays will still be payable, though we strive to avoid incurring these until the contract is unconditional if possible.
