Expected Disbursements

If you’re a seller, disbursements* you can expect to have to pay are:

  • agent fees to attend settlement (~$50-$80 depending on location) or the PEXA settlement transaction fee ($107.80 as at 4 August 2016);
  • one title search on your property to verify you are the owner (~$28, unless already conducted by your real estate agent);
  • ASIC corporation search if the property is owned in the name of a company (~$20).

If you’re a purchaser, disbursements* you can expect to have to pay are:

  • title search fees (one on engagement, and one on settlement day if settlement is not processed through PEXA; on rare occasions a third may be required – roughly $28 each);
  • lodgement of settlement notice if required by your incoming mortgagee, and recommended if there’s no outgoing mortgagee (~$52);
  • land tax clearance certificate (~$52);
  • water meter reading (varies depending on local authority);
  • rates search (varies depending on local council);
  • if the property is in a body corporate or scheme, a body corporate information certificate (~$92);
  • other searches as required (several of which are strongly recommended though not mandatory) depending on the area and nature of the property and your individual requirements;
  • stamp duty (ask us or use the stamp duty calculator – if buying as your home or first home, you may be entitled to a stamp duty concession);
  • if you’re buying without finance, the transfer lodgement fee with land titles (varies depending on the price of the purchase – ask us or use the titles fee calculator).
